EFEKTIVITAS PENGGUNAAN SISTEM MULTIKONTRAKTOR DIBANDINGKAN DENGAN SISTEM MONOKONTRAKTOR

A construction project is an activity with limitted resources, time and cost. It aims at achieving the previously set goals in compliance a planning standard. It is necessary considering such characteristics of the project to pursue the efficiency in the implementation of the project activity that it gives optimal result. Therefore, the management of the project need to consider the conceptual stage to the final stage in the construction project that is called construction management system.

The use of a construction management system in the administration of the project enables the use of the multicontractor system primarily responsible for the construction management consulting project, while the administration of the project uses in general monocontractor primarily responsible for the main contractor project usin subcontractor. Thus, there at least two alternatives in the implementation of the project strategy for the project owner in using the construction management.

From the point of view of the interest of the project owner it can be understood that the owner tends to pursue a project economy. Therefore, it necessary to specifically investigate the efficiency of the two systems in terms of cost, time and control. It is then expected that the owner of the project can propoerly chose which system can contribute positively to the owner interest. Thus, a comparason of the two system hast to be made.

The three effectivity aspects need to confirm are cost, time and control. Proyek Pembangunan Gedung Ulama Universitas Sanata Dharma Yogyakarta is used as a case study of the users of multicontractor that subsequently based on the data of the study it is applied in the monocontractor system
